Buitenhofstraat 175 is a Commercial complex located on Buitenhofstraat Street in Rotterdam, Netherlands. It is situated in the Delfshaven district of Rotterdam, which is known for its historic buildings and cultural heritage. The street features a mix of residential and commercial properties, and it is situated near several parks, shops, and restaurants.
The complex is an existing structure for per school named De Rotterdamse Peuterschool, The buildings on Buitenhofstraat are primarily commercial in nature, with several shops and offices located along the street. Most of these buildings were constructed in the early 20th century, and they feature a mix of architectural styles, including Art Nouveau and Neo-Renaissance. Many of the buildings have decorative facades with intricate stonework and ornate details.

We encountered several challenges while modelling an existing building, primarily related to the data we received from the client. We were provided with videos, photos of interior and exterior spaces of the existing building and E57 files which were been converted into RCP (point cloud) files for the purpose of modelling, but as we can see the images we were been provided with scan file which was not visually clear. Our challenges was to incorporate all the available data and provide the final output with the exact current condition of the structure available at present.
Our BIM services provided significant value to the Buitenhofstraat 175 project in multiple ways. Firstly, our BIM models assisted with space management and area calculations for facility managers during the maintenance cycle and This helped optimize the use of space and streamline the maintenance process and secondly the motive of the client was to Redesign and repurpose the existing building using the data available in the BIM model. Secondly, our 3D BIM modeling and schedules provided the client with a more detailed understanding of the project’s performance, resulting in a more informed and satisfied client.
