Project Information:

Buitenhofstraat 175 is a Commercial complex located on Buitenhofstraat Street in Rotterdam, Netherlands. It is situated in the Delfshaven district of Rotterdam, which is known for its historic buildings and cultural heritage. The street features a mix of residential and commercial properties, and it is situated near several parks, shops, and restaurants.

The complex is an existing structure for per school named De Rotterdamse Peuterschool, The buildings on Buitenhofstraat are primarily commercial in nature, with several shops and offices located along the street. Most of these buildings were constructed in the early 20th century, and they feature a mix of architectural styles, including Art Nouveau and Neo-Renaissance. Many of the buildings have decorative facades with intricate stonework and ornate details.

Project Objective:

The creation of a BIM model for an existing structure aims to improve the building’s performance, reduce costs, and enhance collaboration among stakeholders for the purpose of renovation. by creating a BIM model of an existing structure, stakeholders can analyse and plan the renovation or retrofitting of the building. This helps to optimize the building’s performance, increase energy efficiency, and reduce operational costs.

A BIM model is a collaborative platform that enables different stakeholders, such as architects, engineers, contractors, and facility managers, to coordinate their work and exchange information.

Client Synopsis:

The client wants to repurpose an existing building for a new function. By creating a BIM model, the client can evaluate the feasibility of the new use, assess the building’s capacity, and plan the space layout and circulation.

The client’s motivation for creating a BIM model for an existing structure is to redesign the spaces available into the existing structure and to enhance the building’s value, longevity, and sustainability by leveraging digital technology and collaboration.

Challenges Faced:

We encountered several challenges while modelling an existing building, primarily related to the data we received from the client. We were provided with videos, photos of interior and exterior spaces of the existing building and E57 files which were been converted into RCP (point cloud) files for the purpose of modelling, but as we can see the images we were been provided with scan file which was not visually clear. Our challenges was to incorporate all the available data and provide the final output with the exact current condition of the structure available at present.

Project Value Addition:
